I will use a Comparative Market Analysis to help you set a price based on a complete understanding of the local market.


STEP FOUR

RECOMMENDATIONS

I may suggest simple ways to make your home more marketable and attract a better price.


STEP FIVE

LISTING AGREEMENT

You will need to sign different documents including the MLS listing documents.


STEP SIX

CONTRACT OF SALE

Your down payment is placed in a Trust Account as specified in your contract. Note in the state of New Jersey, an attorney review of the contract is customary.


STEP SEVEN

MARKETING

I will place your listing in all the popular real estate websites, and will target your most likely buyers, and will reach them through a combination of direct mail, email, social media, and other marketing efforts.


STEP EIGHT

BROKER’S OPEN HOUSE

Your home is showcased to all real estate brokers in the area.


STEP NINE

OPEN HOUSE

We developed our comprehensive Open House Program to show our clients’ homes to as many buyers as possible. This industry-leading plan is a powerful marketing tool that directly leads to thousands of home sales each year.

IN HOUSE PROMOTION

Your home’s listings will be promoted weekly within all agents to promote more showings.

OFFER MADE

Your agent advises you of all offers and helps you negotiate any counteroffers you may make.

TWELVE

AGREEMENT

Working through me, you and the buyers agree on price and terms, including a closing/ settlement date.

THIRTEEN

CONTRACT OF SALE

The initial deposit is placed in a trust account. Note: In the state of New Jersey an attorney review is customary.

FOURTEEN

INSPECTIONS AND FOLLOW-UP

The buyers and their agent will likely do two walk-throughs. Your agent will update you on pre-closing inspections and will negotiate any issues that arise.

FIFTEEN

MORTGAGE COMMITMENT

I will confirm the closing/ settlement date and location. You will receive a Closing Disclosure before or at the settlement, which includes any adjustments for miscellaneous items (Taxes, utility fees, etc.)

SIXTEEN

CLOSING / SETTLEMENT

You sign any necessary documentation. You are paid and give the buyers title (or deed) and keys.
